作为一线城市中新建商品住宅销售价格唯一环比削减的城市,“深圳因春节前外围区域刚需盘扎堆供应,叠加春节期间推盘节奏放缓,存量房源去化周期偏长,不得不借助价格修正来带动销售。此外,二手房价格下行引起新房客户被分流,也是决定性因素。”张波进一步解析。
根据国家统计局信息,2月份,一线城市新建商品住宅销售价格同比削减2.2%,降幅比上月补充0.1个百分点。其中,上海上涨4.2%,北京、广州和深圳分别削减2.3%、5.1%和5.5%。一线城市二手住宅销售价格同比削减7.6%,降幅与上月相同。其中,北京、上海、广州和深圳分别削减8.4%、6.2%、8.5%和7.1%。
